SognoSeeker operates as a booking platform connecting guests with luxury villa owners and property managers across Italy.
We facilitate bookings but do not own or operate the properties listed on our platform.

2. Booking and reservations

2.1 Booking process

  • All bookings are subject to availability and confirmation

  • A deposit is required to secure your reservation

  • Full payment is typically due 30 days before arrival

  • Specific payment terms will be outlined in your booking confirmation

2.2 Booking confirmation

  • Your booking is confirmed only when you receive written confirmation from us

  • We reserve the right to decline any booking request

  • All rates are subject to change until booking is confirmed

3. Cancellation policy

3.1 Guest cancellations

  • Cancellations made more than 60 days before arrival: Full refund minus administrative fee

  • Cancellations made 30-60 days before arrival: 50% refund

  • Cancellations made less than 30 days before arrival: No refund

  • Specific properties may have different cancellation terms

3.2 Force Majeure

  • In cases of circumstances beyond our control (natural disasters, government restrictions),
    alternative arrangements or refunds may be offered

4. Property standards and descriptions

  • We strive to ensure all property descriptions and photos are accurate

  • Minor variations between descriptions and actual properties may occur

  • Properties are inspected regularly but conditions may change between visits

5. Guest responsibilities

5.1 Conduct

  • Guests must treat properties with respect and care

  • Maximum occupancy limits must be observed

  • Quiet hours and local regulations must be respected

  • Smoking policies vary by property and must be followed

5.2 Damages

  • Guests are responsible for any damage beyond normal wear and tear

  • A security deposit may be required and will be refunded if no damage occurs

  • Additional charges may apply for excessive cleaning or repairs

6. Our responsibilities

  • We will provide accurate property information to the best of our knowledge

  • We will assist with any issues that arise during your stay

  • We maintain 24/7 support for emergency situations

7. Limitation of liability

  • SognoSeeker acts as an intermediary between guests and property owners

  • We are not liable for property conditions, services, or experiences beyond our direct control

  • Our liability is limited to the amount paid for your booking

  • We recommend guests obtain appropriate travel insurance

8. Privacy and data protection

  • Your personal information is handled according to our Privacy Policy

  • We may share necessary booking information with property owners and service providers

9. Modifications to terms

  • These terms may be updated periodically

  • Continued use of our services constitutes acceptance of updated terms
